Attention appraisers and valuation entities!
The State Property Fund of Ukraine reminds that property valuation reports, their annexes, and working files must be properly stored.
This is not merely a formal requirement, but an important component of professional activity. These documents confirm the data, calculations, and materials on the basis of which conclusions regarding the value of property were made.
In accordance with the Law of Ukraine “On Property Valuation, Property Rights, and Professional Valuation Activity in Ukraine,” a signed property valuation report must be stored by the appraiser and the valuation entity in electronic form for three years from the date of its preparation, unless a longer period is established by law.
Appraisers and valuation entities are also required to retain working files and materials created or used during the valuation process and provide them upon request of the State Property Fund of Ukraine in cases предусмотрених by legislation.
What must be ensured:
preservation of valuation reports and their annexes;
proper archiving of working files, source data, and calculations;
maintenance of a register of issued documents;
the ability to promptly provide documents upon request of the State Property Fund of Ukraine;
internal control over the storage of valuation materials.
Please note: failure to comply with the requirements for storing reports or failure to provide a report upon request of the State Property Fund of Ukraine may serve as grounds for revocation of the valuation entity’s certificate. In such a case, a new certificate may be issued no earlier than one year from the date of revocation of the previous certificate.
Compliance with the requirements for storing reports and working files is not only adherence to legislation, but also a standard of professional responsibility and trust in valuation results.
