The State Property Fund made it impossible to sell real estate at a low cost

The electronic module for estimating the value of property has stopped fraud on the valuation market and made it impossible to evade tax on the sale of real estate.

Chief of the State Property Fund Vitalii Trubarov said of this on his Facebook page.

According to him, previously unscrupulous appraisers and so-called "black realtors", taking advantage of the fact that there was no real opportunity to check the evaluation reports, underestimated the value of the property, entered into agreements with a penny, and thus reduced the amount of tax.

"During the five days of the module operation and the new reporting database,  was refused  in registration 417 objects for a total funds of nearly 135 million hryvnias. The reason for this is reduction of the estimated value in 2-3 times ", - wrote Trubarov.

The chief of the State Property Fund says that cynicism and attempts by unscrupulous appraisers and property owners to avoid fair taxes exceed reasonable limits.

"The city of Chortkiv of the Ternopil region, a house of 80 sq.m, is estimated at 760 hryvnia. Even if this object is in a terrible state, then its value is a thousand times greater. And such examples for  5 working days of the system we can demonstrare a lot ", - resents the Trubarov.

The Chief of the Fund also advised all unscrupulous appraisers to forget the times when it was possible to reduce the cost of the objects.

"It's in the past, and all those who have stopped selling and are waiting for the module to be closed, can not hope that this will be happen," - said Vitalii Trubarov.

Vitalii Trubarov said that in the coming days another authorized site for registration of real estate valuation will be launched. Soon they will be 5, and the evaluators will be able to choose between them. Also, every business entity can register its site.

The Chief of the Fund also noted that during the five days of work on the Single Report Database, 3601 entries were submitted for a total estimated value of UAH 1.9 billion.
